Six steps. One connected project.
Tell us what you have in mind
Start with the property address, who will use the space and what you want it to accomplish. Share a model you like, a target budget and preferred timing if you have them.
Your part: complete the property-review form. You do not need finished plans to begin.
Review the property and project fit
We discuss the location, intended use, access and known utility or site conditions. This helps identify what needs further investigation before a construction scope can be set.
Your part: let us know whether a survey is available and share known HOA, deed or utility information.
Choose a direction and define the scope
Work through the model, layout, finishes and site work. Any necessary design, engineering or detailed feasibility services are discussed along with their scope and cost.
Your part: identify must-haves, make selections and review the proposed inclusions and exclusions.
Develop plans and coordinate approvals
The project moves through the plans, engineering and permit steps required for the address and use. Review comments or utility requirements may need to be resolved before construction.
Your part: provide requested owner documents and approvals. The project agreement defines responsibilities.
Build on your property
Site and foundation work, the building assembly, roof, windows and doors, building systems and interior finishes follow the agreed scope and construction sequence.
Your part: keep agreed access available and make any remaining decisions within the project schedule.
Complete inspections and hand over
The project reaches its final inspections, walkthrough and required approvals. We review the completed scope and address the agreed closeout items.
Your part: attend the walkthrough and review the handover information. Occupancy depends on the required approvals.
What should you have ready?
- Project address and ownership status
- Intended use and people who will use the space
- Any survey, existing drawings or site information
- Known water, wastewater and electrical service
- Target budget and preferred timing
Timing is specific to your project.
Planning, engineering, permit review, utility coordination, selections, material availability, weather and inspections all affect the schedule. We discuss the sequence and assumptions for your project rather than promise one completion time for every property.
The signed agreement will establish the scope, payment terms and schedule provisions. Changes to the work need to be documented and agreed as the project progresses.
